If you are involved in and make a living from the development / refurbishment of Residential or Commercial property then the good news is that funds are available for the ‘right project’. Loans are provided from £100K upwards.
What is the definition of the ‘right project’?
- Developments of ‘in demand’ properties – starter homes, mews and terraced properties. All developments involving flats will be evaluated more critically.
- Developments with a sufficient margin to absorb any future reduction in the market value (GDV) of the project.
- Developments with pre-sales or pre-lets in place or a strong prognosis.
- Developments with a clear exit strategy to repay the development loan generally via a sale or re-finance of the properties.
- A clear contingency plan should the exit strategy and repayment of the development loan become protracted.
Under normal circumstances funding can provided to a total exposure in the range 60% – 70% of the estimated GDV of the project. In some exceptional cases for experienced developers we can provide funding up to 100% of all site purchase, development and finance costs.
